Why consider selling your agricultural land?

Field management requires specific knowledge of plant production and expensive machinery, which are not worth buying to cultivate just a few hectares of arable land. In 2021, according to Statistics Estonia, the average rental price of cultivated land in Estonia was 89 euros per year per hectare, which means rental income is low sale of the property ensures better financial outcome.

Some landowners decide on sales to optimize taxes. The first transfer transaction of historically returned land (incl. the first sale transaction by heirs) is exempt from income tax, but when renting out a field, 20% of the income must be ceded to the state.
